When Concrete Shows Its Age, You Have Options

Concrete is tough, but it is not indestructible. Over time, exposure to South Texas heat, heavy rains, shifting soil, and daily wear can cause your concrete surfaces to crack, chip, settle, or deteriorate. When that happens, you need to know whether you are looking at a repair or a full replacement — and you need honest advice, not a contractor who upsells every job.

At Harlingen Concrete Contractor, we assess every damaged surface carefully before making a recommendation. If a repair will hold up long term and save you money, we will tell you that. If the concrete is too far gone and replacement is the smarter investment, we will explain exactly why. You will always know what you are paying for and why.

We handle concrete repair and replacement across driveways, patios, sidewalks, slabs, steps, and more. If it is concrete and it is damaged, we can help.

Repair or Replace? Here Is How We Decide

Not every damaged slab needs to come out. And not every crack can be patched and forgotten. Here is a general breakdown of what typically calls for a repair versus what warrants a full replacement.

Usually a Good Candidate for Repair

  • Hairline or narrow surface cracks less than 1/4 inch wide
  • Small spalled or scaled areas on an otherwise solid slab
  • Isolated corner or edge chips that do not affect the slab structure
  • Minor joint failure where filler has dried out or shrunk

Usually Calls for Full Replacement

  • Deep structural cracks that go all the way through the slab
  • Large areas of widespread crumbling or surface deterioration
  • Slabs that have heaved, settled, or shifted significantly out of level
  • Old concrete that has been patched multiple times and keeps failing

We do free on-site evaluations. We will take a look at your concrete, explain what we see, and give you a straight answer before you spend a dollar.

How We Handle Your Concrete Repair

A patch job is only as good as the prep work behind it. We see too many quick-fix repairs that fail within a year because the damaged material was not fully removed, or the wrong patching compound was used, or the area was not properly cleaned before the material went in. We do not cut those corners.

Our repair process starts with removing all loose, spalled, or deteriorated concrete down to a solid base. We clean the area thoroughly to make sure nothing will prevent the new material from bonding. We then use a high-strength, polymer-modified concrete mix that bonds tightly to the existing slab and holds up to the same traffic and weather exposure the original surface faces.

For cracks, we rout and seal them properly rather than just smearing caulk over the top. For larger areas, we form and pour matching concrete and finish it to blend as closely as possible with the surrounding surface. The result is a repair that holds, not one that peels off in six months.

When a full replacement is needed, we handle the complete tearout and haul away of the old concrete, prep the subgrade properly, and pour a fresh slab built to the same standards as any new installation. You can also explore concrete slab and foundation work if your project involves a larger structural pour.

Common Questions About Concrete Repair

How long will a concrete repair last?+

A properly done repair using the right materials and prep work can last many years, often a decade or more. The lifespan depends on the size and type of damage, the condition of the surrounding concrete, and whether the underlying cause of the damage — like poor drainage or a shifting subgrade — was also addressed. We always try to identify and correct the root cause so the same problem does not come back in the same spot. If you take care of a repair and the surrounding slab holds up, you can get a long service life out of it.

Can repaired concrete ever match the original color?+

Getting a perfect color match is difficult because the original concrete has weathered and cured over time, while fresh patching material starts light and darkens as it cures. We do our best to blend the finish, but a visible difference is normal and expected. Over time, as the repair weathers, it often blends in more naturally. If appearance is a priority, one option is to resurface or apply a coating over the entire area after the repair is done, which gives a consistent look across the whole surface.

What causes concrete to crack in South Texas?+

Several things contribute to concrete cracking in our area. The extreme summer heat causes concrete to expand, and when it cools at night, it contracts. This repeated movement stresses the slab over time. The clay-heavy soils in the Rio Grande Valley also expand when wet and shrink when dry, which can cause the ground under a slab to shift. Tree roots growing under concrete are another common culprit. Poor original installation — too thin, not enough reinforcement, or not enough control joints — also leads to premature cracking. When we repair your concrete, we look at all of these factors so we can give you a lasting fix.
